Below are sections of the joint ownership principle law known as the "The Immovable Property (Tenure, Registration and Valuation) (Amendment) Law of 1993", When you purchased a property if it has communal areas, services and/or facilities then this laws is applicable.

When you purchased your property if your property is in an apartment block or on a complex or estate which has communal areas, services or facilities you did not just purchase a property, you also purchased a percentage of all the communal areas, services and facilities on that development and these services have to be managed by someone.
Below are questions which have been asked by many owners from development which we manage and by people who contact us for advice and/or to take over property management of their development communal areas, service and facilities.

First impressions count especially if you own a property on a development which has communal areas and you want to rent that property as either a holiday home or long term rental. Your property might be a palace inside but if the communal areas are not up to scratch that’s what potential clients first see and that’s what they remember.

If you  have a property in Cyprus in an apartment block, complex or private estate and the owners are considering managing the development via management committee only, then firstly everyone needs to understand the pitfalls of this action, and then, if it is decide to proceed, it needs to be done correctly and fully, else the development will soon run into extreme problems from which it might never recover from, or might cost the owners thousands of Euros to put right.

For Persons who have a swimming pool whether it is private or communal, correct cleaning and maintaining is essential. A pool that is not regularly maintained can quickly lead to bacteria growth, which can cause infections and health issues in some cases serious for the users.

In Cyprus when a property is purchased on a Private Estate, Complex or Apartment Block which have communal areas, services and/or facilities then immovable property laws which cover communal maintenance and service charges apply to the property. Law Cap 224 and the ‘The Immovable Property (Tenure, Registration & Valuation) (Amendment) Law Of 1993 (6 (1) 1993)’.  It is a legal requirement that each and every property owner/s contributes towards expenditure for shared facilities, communal maintenance, services and utility bills.  Communal area buildings and public liability insurance is also a legal requirement.
