Property Inspection Services

When you or even worse, clients arrive at you property the last thing you want is for them to be faced with issues that could have been easily avoided or remedied prior to your/their arrival. In Cyprus due to the climate if properties are left totally unattended it is common for traps in toilets, sinks, shower units and baths to dry out; this makes the property smell like a cesspit and also allows cockroaches’ access to your property. Damp patches can also appear throughout the property if it is not aired, and if they are not dealt with promptly fungi and mold can form spreading throughout the property. A small leak can turn into a major disaster if left unattended.

To aid owners’ we have put together affordable inspection packages that will allow them to keep an eye on their property. Over the years’ many owners’ have requested different additional services to be added to the inspection packages, due to this we have modified this service from, basic inspection and airing of properties to Bronze, Silver and Gold inspections and to further aid owners’ who require or want that little bit extra, additional services may be requested as plus services.

We believe that the packages and additional plus services covers everything needed by an owner to look after their property, but if there is a service which you require and it is not listed in the plus services please do not hesitate in making inquiries to establish if this service can be offered.
 

 

Bronze

• Empty letter box disposing of junk leaflets and leaving mail in apartment

• Open all windows and patio doors for ventilation

• Run kitchen taps, hot, cold, fresh-water. Fill trap and replace drain plug

• Run taps in bathroom sink, hot, cold. Fill trap and replace drain plug

• Run shower taps

• Run taps in bath, hot, cold. Fill trap and replace drain plug

• Flush toilets

• Inspect for cracks on internal walls, ceilings and floor

• Inspect for damp and water leaks in all rooms

• Inspect inside kitchen cupboards, wardrobes for damp and mold

• Inspect all internal apartment areas for infestations

• Close and lock windows and patio doors

• Close curtains/lower blinds

• Property fully secured prior to leaving

Silver

• Mail returned to office and forwarded to clients residential address

• Mail Returned to office scanned and PDF e-mailed to client

• Turning Electricity supply on and of from the main fuse panel within the property

• Turning water supply on and of from the water meter

• Key management

► Keys will be given out to any individual or company as instructed by the owner, these persons will have to sign on collection and return

► We will open the property to allow access to individuals as instructed by client

► Escorting and monitoring third parties and/or contractors while at the property


• Cleaning of solar panels

• Window cleaning

• Watering of potted plants

• General maintenance of gardens

• Visitor arrival (Making property ready to receive visitors)

Prices for Bronze, Silver and Gold service and Plus services are dependant on whether the service is under contract or carried out on an as and when requested basis.

Cost of plus services are calculated accordingly depending on what services have been selected.

After each inspection the owner will be sent a full report with photos of any issues that need attention, to include quotation from us for remedy of issue. Owners’ are at no time under any obligation to use our service for remedial work even if the inspection and additional services are under contract and have at all times the right to source a second opinion and/or quotation.
